What builder credentials are mandatory?

Current NSW builder licence, Home Building Compensation Fund cover where required, professional indemnity and public liability insurance, three comparable completed projects within five years, and clean ASIC and court searches.

At what stage does equity become available?

After executed joint venture documentation, land transfer to the project SPV and QS engagement. Equity is not issued at heads of agreement or during informal site visits.

How is builder contribution recognised?

In-kind contribution — management, margin or sweat equity — is quantified in the JV schedule and recognised in the waterfall at practical completion, subject to QS verification of delivered works.

What happens if diligence uncovers issues?

Material title, planning or credential defects terminate discussions without obligation. Partial packs may be held pending further evidence. The company does not charge review fees but expects accurate disclosure upfront.
