GROWTH HARBOUR INVESTMENTS PTY LTD  |  Chatswood NSW 2067

Four areas of property activity.

Each sector has different due diligence, holding costs and cooperation structures.

Residential, commercial and development property sectors

Hold

Direct title where asset matches mandate.

Co-invest

Documented private arrangements.

Develop

Equity with capable delivery partners.

NSW

Primary geographic focus.

How sectors interact

Residential and commercial holdings generate stable title records and cash-flow history that inform development underwriting. Development SPVs feed back into asset planning registers once projects commence. Disposals from any sector follow the same board approval and adviser coordination process.

What we decline

Opportunities with unclear title, unsupported planning pathways, unsigned cooperation terms, or counterparties that fail credential checks are declined early. The company does not pursue public fundraising or offer retail investment products.

Each sector has different diligence depth. We match effort to risk — not every lead becomes a site visit.

Common questions

Investment focus — FAQ

Does the company invest across all four sectors equally?

No. Residential and commercial holdings form the long-term core. Development cooperation is selective and tied to documented joint ventures. Asset planning is an internal coordination function, not a standalone investment category.

Can external parties propose opportunities in any sector?

Yes, via email or the project discussion page. Each submission is routed to the relevant diligence checklist — conveyancing for acquisitions, lease review for commercial, JV pack for development. Incomplete submissions may receive a request for further information before review.

Is finance offered to third-party developers?

The company may contribute equity under joint venture terms where builder credentials, site control and planning pathway are evidenced. It does not operate as a lender of record or provide unsecured capital to unrelated parties.

Where can I see examples of completed work?

The portfolio page links to anonymised case notes covering metropolitan residential, strata housing, neighbourhood retail, development cooperation and SPV administration. Examples illustrate process and governance rather than investment performance.
